 SELLING YOUR HOME?

Welcome to the SELLERS section about listing and selling a home in Scottsdale, Fountain Hills, Paradise Valley, Mesa, Cave Creek, Carefree just to name a few towns and cities that I cover.

 Selling a home can be a stressful time but the Right Realtor can make the whole process much easier and the Right Process.

 

PRE-LISTING your home:

  • DE-CLUTTER, Thin out closets, cabinets, draws and the garage. Box up as much as possible. Rent a storage unit.
  • FRESHEN UP; Fresh paint goes a long way. Paint the interior walls a neutral color.  
  • REARRANGE; Arrange furniture to an easy flow through a room, less is more!
  • HOME INSPECTION; Hire a home inspection company. The inspection will reveal any repairs that you may not be aware. The Buyer has the right to have a home inspection after an agreed upon offer. Show the buyer your inspection and the list of repairs that you already fixed.
  • CURB APPEAL; Buyer judge a home in the first 7 seconds. Spruce up the door paint, sweep and wash walkways, trim up the landscaping add a bit of color.
  • CMA( Comparative Market Analysis); This will show you what the market is saying your home is worth of like kind homes. Go see some homes that are active to compare them to your home, always be realistic, have an open mind and eyes.

 LISTING YOUR HOME:

  • PRICING; Remember this is an important time frame, when you go live to the public. So price your home properly, you do not want to allow this time to be wasted.
  • SIGN UP IN THE YARD; Most every one selling has a for sale sign. Now a day there is no need for paper flyers at the post. You want the potential buyer to call the realtor, the toll free number and or scan the bar code for info about your home. 
  • MAKE SHOWING EASY; By making the showing as easy as possible for buyers. Remove and or cage pets as for their safety and everyone else.
  • KEEP YOUR HOME PICKED UP; This is important as "first impressions" are important.
  •  AN OFFER COMES IN; read the offer a couple of times, make sure you understand the offer. Ask questions if you do not understand what the buyer is requesting. Talk with your realtor about the offer.
